Visited this with missy and our friend.we stopped between other locations.not a lot to this place.the front is obviously an old gate house and then it's been extended out back.with some bedrooms.the problem is it has a stream running along the the side.this has caused some really bad subsidence.big cracks in the walls.and the front slowly falling forward.there was a greenhouse here and outside boiler and some garages.

Nice photos, Mikey. I think there's hope for this house only problem is to redirect the stream away from the house, then rebuild and renovate the house. Could be made into a nice home.
 
A very common problem with constructions like this, but nothing to do with the stream - if it was, the original building would have collapsed well before the extension was built. 'Hanging' that modern bit off the rear of the original construction has completely 'destabilised' the original foundations - If the old unit had been left to its own devises, the whole gatehouse would have moved as one unit (as it obviously did until the addition was built) with the only obvious signs being a few minor plaster cracks. Demolish the modern rubbish and underpin the original foundations if required, but the economics are not really viable for restoration unless one puts an extra property on the site or has very deep pockets to extend the place properly, A situation all to common with these old gatehouse properties nowadays, with many also being situated very close to busy major roads. It is also more than likely that local bye-laws will have something to say about any planned redirection of land drainage/streams - they do in England, so there will no doubt be similar rulings in Scotland.
 
Thank you all.are you sure ds the gatehouse was not built on a more solid foundation as they did in them days amd it's near the main drive up.were the extension might not have had the same quality foundation.and is set further back on damper ground.
 
The Gatehouse did probably have a more 'solid' foundation than we are used to today, but basically the old building just sat in the ground and would have moved as a whole unit - if it did move at all, any cracks would have been just interior hairline ones to the plaster work. As you imply, the newer foundations most likely could have altered the drainage characteristics of the land and this is something that planning officers look at very carefully these days. Go back a few decades to when Grants started to be available to provide bathrooms and extensions to older inner town properties and foundation problems / wall cracks were quite prevalent initially. Also this place was obviously built well before 'planning' really started to stick their noses in everywhere!
